I actually use redfin more, so I normally look in the 300k-450k range, when then comes up empty I love to look for what I call street of dreams type homes to see what other people have built. When I do that I usually set no price restrictions, 2bd minimum to weed out raw dirt, and remove outline. Then I just look at the area's on the map I'm interested in and start clicking. It's still a lucrative career, if you survived the crash. I ended up closing my design firm 5 years ago.

Well shit. If it was me, you VRBO or whatever the place on the property there. More lucrative. A mobile office or something to start as a clubhouse. That would be amazing. I had no idea that place existed. Now I have to cash out the kids' college funds, all my silver, smash piggy banks, and give a few handys just to take a tour of it.

Hmm, it's cooled down some, think I might shoot a little this afternoon in my backyard. Just no bimetal commie stuff (fire danger).
There's a Class III dealer guy about 15 minutes away with his own private range. BYOA and rock n' roll. I've avoided the urge as I can scratch that itch on the taxpayers' dime, but it's there.

Only major concern I have is it's primarily a Skeet/Trap destination. Never shot skeet in my life. Dont even own a nice trap/skeet gun. I'm a caterer as a side business for the last 15 years. So our plans include more than just 1 or 2 skeet tournaments a year. Dont want to show my hand too early, but I really do think I could make that place into something really special.

That's a lot of mowing. Hope that tractor with the pull behind mower goes with the property. Very cool spread.
Add a horse barn, and offer equestrian shooting events.

Top Gun used to be THE sporting clays place in western WA. Held the state championship for many years. Find out if the clay target throwers are included - they had several dozen, probably worth 50K. From what I've heard, the place failed after family problems (divorce, I think) and the property was split. Check into the story to make sure a "lost claim" for that half doesn't surface. Good luck, if it comes true I'll be a frequent visitor.
