Thanks for the tips. The Comcast guy left the big hole that you see around the cable, and didn’t do anything to plug it. The AC guy put up a wall of silicone, but the rats chewed through it and created a big hole.

Im telling you hot glue a piece of dog or cat food to the bait pan. It willl last forever and they wont lick it off like p-butter.
Rats will avoid big ol snap traps since its "new" and they are very suspicious. If using the big snaptraps, put them in the rats "runs' but dont set them for a week or two. Let them get used to it being there. Then start setting it. If they set off a snap trap by accident and dont get caught, they will change routs to avoid the trap.
Short of cornering them and killing them myself, I have had the best luck with good ol PEPPERMINT extract oil. They HATE it.
I wont use poison on my property since I love my pets.
Mice, they are stupid and easy to catch. They will start eating at a trap right next to a caught/dead buddy. Mice and rats tend to run different turf also.

Also, lots of old timers in the barns out here will hang rat trap from the wall. They will position it so the snap/trap end is down towards the floor only about a 1/4"-1/2" off of the floor and not even use bait. Just so that when the rat runs along the corner of the wall/floor he rubs by the bait pan and get snapped.

They also usually come with a "key" that also prevents children from opening them and getting at the baits as well.
