I am venturing into the world of buying my first home, looking for someone on my side as a real estate agent. Looking for a house in the Port Orchard / Olalla area and possibly Belfair. Nothing in Pierce County or Bremerton. I am totally new to this, don't even know where to begin honestly. I have reached out to the agent of a home I am interested in but have no clue on how to approach financing yet.
Any help would be greatly appreciated.

Congrats on taking the big step!
Get a good agent, and he/she can point you in the right direction for financing, house inspections, etc. But DEFINITELY get an agent as a buyer ... it's basically free for you, and will be very helpful.

I have bought a home before and done refi's etc.. This Quicken Process was fast and painless, with a great rate too. We went from offer to keys in 35 days. Once you have your approx $$, then you can start really looking. Also, create an account on Realtor.com or Redfin.com and save some searches with your criteria. It'll email you when a house that matches what you want pops up, that's how we found our home.

Thanks for the input guys, I am already talking to Quicken Loans, actually am starting the pre approval process this week with them.

Funny...a guy at work was just telling me they Quicken Loans keeps changing the price and rate for his re-fi on him. The fees are supposed to have been locked in already but very time he talks to them, they tell him different numbers. His experience was that they don't know the meaning of the words "locked in".
He's super frustrated so just pulled the plug and went to a credit union.

Don't stress too much on your pre-approval. You can do that while shopping for a home. Your realtor will probably even have a few loan officers that they already work with that can help out. Always shop price, but having a friendly loan officer can help if things get in a bind.

I framed an investment house for her personally too. She's pretty cool. Not sure how far north of Giggles she works. I'd offer to help too but I'm in Ky till the end of the month. Home inspections are the biggest racket in real estate. They might as well pull up and say "Yup, it's a house". Have a contractor look at everything
