So I'm looking at a house with a killer spot for a shop. I was wondering if any contractors here could throw out a ballpark on the cost to build a shop. Sort of determines if I'll be buying this place. I know there are variables, but I'm not sure if its closer to 30k, or 80k. Looking for a 36x48 I'm thinking. If there are 6' property line setbacks, then I could go up to 48x48, but thinking 36x48 would be sufficient and fit the space well. Any help would be appreciated. Thanks!

Plate Height? Clear Span? Doors? Windows? Insulated? Sheet rocked? Pole Barn, Stick Frame or Metal? Roof Type? Siding type? Ground Level? Power and utilities needed? Distance to them? Conc Slab? use of Slab to determine thickness? Loft? Drywalls needed for water runoff?

Probably looking in the 60-65k range?
I have had customers use Perma-Built before with good results. As a comparison, they have a monthly "special" that while it's not the size of shop you want, it gives a basic cost of $32/sf. They have plenty of pre-engineered kits available.
In your case, your plate (top of wall) will be higher, your truss span will be more expensive and you will have more openings (doors, windows), so your $/sf will be higher.

I Threw 60k at the wife, just as a guess. Was hopijg it wasn't much more than that. Most all the finishes friends and I can do as time and money allow. Yes, I dont want a 8' plate, woupd probably be 15'? Anyway, thanks a lot Dan!

Don't forget to add taxes on top of that and a 10%, whoops cushion. So budget for more like 75k and pray for perfection.

When i checked a few years back, a turn key shop that size was 75k. You could do it in the 30 range if you are willing to do a lot of it yourself. It also adds about the same value to a home. Life without my shop would suck ass.

If you have enough property and you build the shop right you can work around the setbacks. I have hinged roofs on one of my exterior walls that I can tip up and drive equipment under.

I bought my house in '05, and the main reason was the new 24'x36' shop. The previous owner had taken out a second mortgage to build it, then couldn't afford the payment after his wife lost her job less than 2 years later. I got all the receipts for the build, and it was just over $41k. He was a union electrician, and he saved himself quite a pile of money doing the wiring himself.
A garage will pay for itself over the years.

Ended up passing on the house. Couldn't figure out if we could afford the shop or not in time. Thanks to everyone who pitched in and helped out.
